Northeast Florida home inspection answers

How much does a wind mitigation inspection cost?

A wind mitigation inspection typically costs $100 to $225 in Northeast Florida when ordered on its own, and less when bundled with a home inspection or 4-point on the same visit. The completed OIR-B1-1802 form stays valid for five years, so the cost spreads across five renewal cycles.

The full answer

The price reflects the work, which is more physical than most people assume. Documenting the form correctly means getting into the attic, reaching the corners where the truss-to-wall connectors actually are, photographing them at the required locations, examining the underside of the roof deck to identify fastener type and measure spacing, and then measuring the roof perimeter to determine whether hip geometry qualifies. In a Florida attic in July that is a genuinely unpleasant hour. Inspectors who quote very low prices are frequently the ones documenting from the attic hatch.

Bundling is the obvious move for buyers. If you are already having a home inspection, and your carrier wants a 4-point, adding the wind mitigation costs a fraction of the standalone price because the attic entry, roof evaluation, and site visit are already happening. For homeowners not in a transaction, the standalone price still stands on its own merit, because the form is valid for five years and applies to the windstorm portion of your premium for every one of those years.

Cost varies with a few real factors. A single-story home with a walkable attic and a simple roof is at the low end. A two-story with a tight attic, a cut-up roof with multiple planes, spray foam that obscures the deck, or a large footprint requiring perimeter measurement takes longer and prices higher. Homes where the roofing permit history needs to be pulled to establish covering compliance also add work. We quote the price when you call, once we know the address, square footage, and roof type.

There is one thing not to buy: a form filled out without an attic entry. It happens, and it is worthless at best and harmful at worst. Carriers do re-inspect, and when a re-inspection finds double wraps documented on a house that has toe nails, the credits come off and the relationship with the carrier gets complicated. An accurate form that documents modest features is more valuable than an optimistic one that gets reversed.

Weigh the cost against what it does. The form is the only mechanism by which your carrier learns that your home has a hip roof, a sealed deck, wrapped truss connections, tight deck nailing, and impact-rated openings. Florida Statute 627.0629 requires carriers to offer credits for those features, but nothing happens until somebody submits the documentation. A home with strong features and no form on file is paying as though it has none of them.

Figures are typical Northeast Florida ranges for planning purposes, not quotes. Square footage, the age of the home and access to the attic, crawl space and roof all move the real number. Call 904-806-7679 for a firm price on your address.

Related questions

Is it worth paying for if my house is old?

Usually yes, because older homes are frequently rated as though they have zero qualifying features when they actually have some. A 1970s home with a hip roof already documents one meaningful section. The only way to know is to have the form completed and submitted.

Do I pay again when the form expires?

Yes, at the five-year mark, and after any roof replacement or opening protection upgrade. Those events change the exact sections that carry weight, so a fresh form is both required and in your interest.

Can I get one without a home inspection?

Absolutely. Most of our wind mitigation work is for existing homeowners who are not buying or selling anything. Call, give us the address, and we will schedule a standalone visit.

Does the price change if my attic is hard to access?

It can, for spray-foamed decks, extremely tight crawl-height attics, or homes with no attic access at all. We tell you before scheduling if the situation is likely to add cost or limit what can be documented, rather than surprising you afterward.

Who do I give the completed form to?

Your insurance agent. They submit it to the carrier and request that the policy be re-rated. Send it as soon as you receive the PDF, because nothing happens from the inspection alone.
