Choosing the right service
Most people arrive here knowing they need “an inspection” without knowing which one, so it is worth naming the distinction that drives almost every decision on this list: whether you are inspecting to understand the condition of a house, or inspecting to satisfy an insurance carrier. They are different jobs with different scopes, different report formats and very different prices.
A condition inspection — the standard home inspection and its pre-purchase, pre-listing, new construction, condo and warranty variants — walks the whole property and reports on roof, structure, exterior, plumbing, electrical, HVAC, insulation, ventilation and interior. It is written for you, it runs to a long photo report, and it is the one that decides whether you renegotiate, ask for repairs or walk away.
An insurance inspection is narrow and formatted for the carrier. A wind mitigation inspection records specific construction features — roof covering and its permit date, roof deck attachment, roof-to-wall connection, roof geometry, secondary water resistance and opening protection — on the state form. A 4-point inspection reports the age and condition of roof, electrical, plumbing and HVAC so a carrier will write or renew a policy on an older home. Neither is a substitute for a full inspection, and a full inspection does not produce either form. If you are buying an older Northeast Florida home you frequently need both, and having them done in one visit is the cheaper way to do it.
The rest of the list is scope you add when the property calls for it: a roof inspection on its own when the roof is the open question, a crawl space inspection on the older raised-floor housing common in Putnam and parts of Clay, a foundation inspection where movement is visible.
