What crawl space inspections covers in Northeast Florida

Crawl spaces are less common in Florida than slab-on-grade, but they are the norm in the older rural and small-town housing stock inland and along the St. Johns River, and they turn up on pre-1960 homes throughout the region. What fails in a Florida crawl space is different from what fails in a northern one. In a cold climate the problem is usually liquid water and frost. Here the problem is vapor. Ground moisture evaporates continuously into the space, outdoor air routinely sits above 70 percent relative humidity through the warm months, and when that humid air contacts framing and ductwork cooled by the conditioned floor above, it condenses. You can have a bone-dry crawl space with no standing water and still have wood at moisture contents high enough to sustain fungal growth.

That is why the traditional vented crawl space, which the code assumed would dry itself with outdoor air, works poorly in this climate for much of the year. From roughly May through October, ventilating a crawl space with Northeast Florida outdoor air is often adding moisture rather than removing it. The result is the pattern we see repeatedly: a musty odor in the house, cupping hardwood floors, condensation on duct exteriors, insulation batts that have absorbed moisture and fallen out of the joist bays, and surface fungal growth on the subfloor and joists. None of it requires a plumbing leak or a flooding event. It requires only humid air, a cool surface, and time.

Distinguishing surface fungal growth from structural decay is the most important call in the report, and they get conflated constantly. Surface growth is discoloration on the wood: black, white, or greenish, sitting on the fibers, wiping or brushing off, with the wood underneath still sound when probed. It is a moisture-management problem and an air-quality concern, not a strength problem. Decay fungi are different. They metabolize the wood itself. You get softening, a stringy or blocky crumbling texture, a spongy response to a probe, loss of section, and sometimes visible fruiting bodies. Wood decay fungi generally require sustained moisture content above roughly 20 percent to remain active. Decay means structural evaluation and often sistering or replacement of members. Surface growth means fix the moisture and clean.

The rest of the inspection is mechanical and structural. We examine piers, footings, and any block or masonry supports for settlement, cracking, and shimming, girders and joists for sag and deflection, the subfloor for staining and delamination, the sill and band area for moisture and insect evidence, the ground vapor retarder for presence and coverage, insulation condition and attachment, ductwork for disconnection, crushing, and condensation, plumbing for active leaks and for the drain line slope that causes intermittent ones, and the exterior grading and drainage that determine how much water arrives under the house in the first place. Access, headroom, standing water, wildlife, and pest activity all affect how much can be reached, and any limits get stated.

The most common misconception is that encapsulation is the fix for everything. Encapsulation, which means sealing the vents, lining the floor and typically the walls with a heavy reinforced vapor barrier, sealing penetrations, and adding a dedicated dehumidifier, is a legitimate solution to a vapor and humidity problem, and in Florida it usually runs somewhere in the mid four figures to high four figures for a typical crawl space depending on square footage, barrier thickness, and whether a dehumidifier is included. What it does not fix is water. If your grading slopes toward the house, your downspouts discharge at the foundation, or you have an active plumbing leak, sealing a barrier over the problem just gives the water somewhere to pool where you cannot see it.

So the order of operations matters more than the product. First stop the water: correct grading so the ground falls away from the foundation, extend downspouts, repair leaking supply and drain lines, and address any hydrostatic issue. Second control the vapor: a properly lapped and sealed ground barrier is the highest-value single step and is a fraction of the cost of full encapsulation. Third, if humidity in the space still runs above roughly 60 percent after those two, then look at sealing and conditioning with a dehumidifier. Fourth, deal with the consequences: remediate growth, replace decayed members, reinstall insulation. Contractors who sell encapsulation as step one are selling a product, not solving a problem.

When to order crawl space inspections

  • There's a persistent musty odor that gets stronger near floor vents or a closet

  • The home is a pre-1980 frame build on piers, common in Palatka, Green Cove Springs and older St. Augustine
  • You've had a plumbing leak under the house and don't know what it damaged
  • There is visible mold, efflorescence or insect activity at the base of exterior walls
  • Crawl space vents are blocked, missing, or the vapor barrier is torn and rolled back

How the inspection runs, step by step

  1. Access and safety assessment

    We locate and evaluate the access point. If the crawl is enterable we go in — this is not an inspection performed by leaning through a hatch with a flashlight. If entry is genuinely unsafe or physically impossible due to clearance, standing water or vermin, that gets stated plainly in the report rather than glossed over.

  2. Structural framing and subfloor

    Girders, floor joists, sill and band joists, piers and their footings, and subfloor sheathing. He is looking for rot at bearing points, crushed or sistered members, sagging spans, failed shims, piers that have settled or shifted, and previous repairs done without proper bearing.

  3. Moisture, drainage and vapor barrier

    Standing water, soil dampness, efflorescence on masonry, water staining on joists, and the condition and coverage of the vapor barrier. We trace the source where we can — negative grading, a downspout discharging next to the foundation, a plumbing leak, or condensation from uninsulated ducts.

  4. Ventilation, insulation and pest evidence

    Foundation vent count and condition, whether the crawl is vented or encapsulated, subfloor insulation condition and whether it has fallen out of the bays, and visible evidence of wood-destroying organisms, rodents or nesting. Formal wood-destroying organism reports are a separate licensed scope, but visible evidence is documented and referred.

  5. Ductwork, plumbing and electrical

    Flex duct for disconnection, crushing, sagging and torn insulation, which is a very common and expensive find. Supply and drain plumbing for leaks, corrosion and improper support. Any wiring running through the crawl for damage, splices outside a box, or contact with wet soil.

  6. Photographed report with prioritized findings

    PDF emailed the same day or next morning. Crawl space photos are frequently the first time an owner has ever seen under their own house, and the report sorts findings so a structural bearing issue doesn't read like a torn vapor barrier.

Crawl Space Inspections: common questions

How much does a crawl space inspection cost?

Typically $175 to $400 standalone in Northeast Florida, and less when bundled with a full home inspection. Low-clearance, wet or debris-filled crawls are more work and sit at the upper end.

How long does it take?

Usually one to two hours depending on size and clearance. A tight crawl under an older Palatka or Green Cove Springs farmhouse takes longer than a generous one under a raised coastal home, because everything is done on your stomach.

Isn't the crawl space already covered in a home inspection?

It's included in scope, yes, but a standalone crawl space inspection goes deeper — full traverse where clearance allows, systematic documentation of every bearing point and duct run, and a moisture assessment. On an older pier-and-beam home with known floor issues, that additional depth is where the answer usually is.

What if the crawl space can't be entered?

Then the report says so, states why — clearance, standing water, vermin, no access opening — and documents whatever is visible from the opening. An inspector who claims to have inspected a crawl they could not enter is a bigger problem than the crawl space.

Should the crawl space be vented or sealed?

Both approaches exist in Florida and both can work. Traditional vented crawls rely on airflow and a ground vapor barrier; encapsulated crawls seal the vents, line the space and control humidity mechanically. In our humidity, a poorly executed version of either is what causes trouble — vents blocked by landscaping, or an encapsulation with no dehumidification. The report describes what you have and how it's performing.

Do you inspect for termites?

A wood-destroying organism report is a separately licensed scope in Florida and is not part of this inspection. We document visible evidence — mud tubes, damaged wood, frass, exit holes — and tell you to bring in a licensed pest control operator for the formal report. We are happy to help connect you with a licensed WDO or mold inspector. VA loans require that WDO report separately.

How do I tell surface mold from actual wood rot?

Probe it. Surface fungal growth sits on the wood as discoloration and comes off with a brush or a wipe, and the fiber underneath stays hard when you press a screwdriver or awl into it. That is a moisture and air-quality issue, corrected by fixing the moisture source and cleaning the surfaces. Decay fungi consume the wood, so the material itself changes: it softens, takes a probe easily, and crumbles in a stringy or cubical pattern depending on the organism. You may also see loss of cross-section at the ends of joists or at the sill, or fruiting bodies. Decay fungi generally need sustained wood moisture above roughly 20 percent to stay active, which is why moisture meter readings across multiple members matter more than any single photograph. Decay findings warrant a structural evaluation and usually repair or sistering of members.

Is encapsulation worth the money, or is a vapor barrier enough?

It depends on what the readings say after you have stopped the water. A properly installed ground vapor barrier, lapped at the seams and run up onto the piers and walls, cuts the largest moisture source in most crawl spaces at a small fraction of encapsulation cost, and on many Florida homes that plus corrected grading and drainage brings relative humidity into an acceptable range. Full encapsulation adds sealed vents, a heavier reinforced liner up the walls, sealed penetrations, and a dedicated dehumidifier, and Florida pricing typically runs in the mid to high four figures depending on square footage and whether a dehumidifier is included. It is justified when humidity stays above roughly 60 percent after the cheaper measures, when ductwork runs through the space, or when there is an air-quality complaint upstairs. Measure first.

Should I close my crawl space vents?

Not as an isolated act, and this is where well-meaning homeowners cause harm. Closing vents without a sealed ground barrier and without a dehumidifier converts an under-drying space into a sealed container with an active moisture source and nowhere for it to go. Humidity climbs, and so does the growth. The correct sequence is: fix bulk water and grading, install a sealed ground barrier, then measure humidity across a summer month. If it stays reasonable, leave the assembly alone. If it does not, move to a properly designed sealed and dehumidified crawl space, which means sealing the vents, insulating at the crawl space walls rather than at the floor joists, and installing a dehumidifier sized for the volume with a drain that actually drains. Also confirm any combustion appliance in the space has adequate combustion air before sealing anything.

What does a crawl space inspection cover that a standard home inspection does not?

A standard home inspection includes the crawl space to the extent it is readily accessible and safe to enter, and on a straightforward space that is usually sufficient. A dedicated crawl space inspection goes further: systematic moisture meter readings across joists, girders, subfloor, and sill at multiple locations rather than spot checks, relative humidity and temperature measurement in the space, targeted probing of suspect members to distinguish surface growth from decay, closer evaluation of pier and footing condition and any prior shimming or repair, tracing of duct and plumbing runs for condensation and leaks, and an exterior drainage assessment tied back to what is happening underneath. It is the right call when a standard inspection flagged the space as a concern, when there is a musty odor or cupping floors upstairs, or when access limited the original inspection.
