What you're looking at
This report was written by William Knight for a 3-bedroom, 2,275-square-foot home built in 2014. It runs 74 pages: a summary of every finding up front, then a full room-by-room walkthrough — Grounds, Exterior, Roofing, Structural, HVAC, Electrical, Plumbing, every bedroom, both bathrooms, the kitchen and the garage.
Every item is photographed and rated AS, RR, S or NI — appears serviceable, repair or replace, safety concern, or not inspected — with a plain description of what was found and what to do about it. Nothing is padded to look thorough, and nothing is softened to look easy.
The client's contact information was removed before this went on the site. The property address was already redacted in the original report. The findings, photos and language are unedited.
It is a real home, so it is not a spotless report. A 2014 house at this point has a roof approaching the end of its useful life, some fogged window seals, and a few of the small maintenance items that show up on almost every property. That mix — mostly minor, a few worth pricing before closing — is what a normal report looks like, and it is more useful to see than a report scrubbed of anything that might look bad.

The same four-code system runs through all 74 pages, so you can scan the summary and know immediately what needs attention before you read the detail behind it.

Roofing
“One or more damaged shingles observed. Excessive granule loss observed. One or more exposed nails observed. The roof is nearing the end of its useful life. Recommend review/repair by a licensed roofing contractor.”
Heating — Air
“The “float switch” did not appear to function at the time of inspection. “Dirt” and/or “mildew” observed inside of air handler. Recommend review and/or repair by a licensed HVAC company.”
Exterior
“Fogging observed at one or more windows. Damage to one or more “thermal seals” observed at one or more exterior windows. Recommend review/repair by a licensed contractor.”
Garage
“Common cracks and settlement were observed at garage floor. Recommend review/repair by a licensed contractor.”
What's covered, room by room
Fourteen sections, each with its own photos and its own findings. A short section means the house did well there — that is a real outcome, not a shorter inspection.

Why we're showing you this
Most inspection websites describe what a report includes. We would rather you just read one. If the language above sounds specific — floor conditions, drain stopper corrosion, missing splash plates — that is because it is lifted from an actual report, not written for this page.
It is also the same report you will get. William Knight does not have a "good version" for the website and a different standard for the house he is actually inspecting.
A few things were changed before this went online, all of them removals. The client information page that normally opens the report — name, phone, email — was taken out entirely. On the cover photo, the yard sign and the vehicle plate were masked. The property address was already blacked out by the report itself. Nothing was added, reworded or softened; the findings are exactly as they were delivered.
