Northeast Florida home inspection answers
Can a wind mitigation inspection lower insurance costs?
Yes, it can. Florida Statute 627.0629 requires insurers to offer premium discounts for documented wind-resistant construction features. Those credits apply to the windstorm portion of your premium, not the whole policy, and the amount depends entirely on which features your home actually has and your carrier's rate filing.

The statutory framework is real and it is on your side. Florida law requires that insurers writing residential property coverage offer discounts, credits, or rate differentials for construction techniques that reduce windstorm losses. The credits are not optional courtesies from the carrier. What the law does not do is set a single statewide discount amount, because each carrier files its own rates. That is why no honest inspector will tell you a number in advance, and why anyone quoting you a guaranteed dollar or percentage figure is guessing.
The credits apply to the windstorm portion of your premium. On a Florida homeowners policy, that portion is often a substantial share of the total, particularly near the coast, but it is not the whole bill. Your liability coverage, your other-perils coverage, and your fees are unaffected. This distinction trips people up when they see a smaller change than they expected on the total premium. The right way to read it is as a reduction against the wind component specifically.
Which features carry the most weight is fairly consistent. Roof-to-wall connection tiering matters a great deal, and the step from toe nails to clips, or from clips to a wrap, is significant. Opening protection is the other heavy hitter, and because it is scored on the weakest protected opening, it tends to be all or nothing. Roof deck attachment, hip geometry, secondary water resistance, and roof covering compliance each contribute. A house with a hip roof, a sealed deck, wrapped connections, tight deck nailing, and full impact protection documents about as well as a Florida home can.
There is a practical strategy in here for homeowners. Before spending money on upgrades, get the wind mitigation inspection done and see where you actually stand. We have had owners planning to spend thousands on shutters for the front elevation who did not realize a single unprotected back slider would keep them at zero for the whole category. The inspection is inexpensive relative to any upgrade, and it tells you which single change would actually move a category rather than which change feels productive.
Timing also matters. The form is valid for five years, so it should be redone at that mark, and it should be redone immediately after any roof replacement or protection upgrade, because those change the very sections carriers weight most. Take the completed form to your agent and ask them to apply it and re-rate the policy. Carriers do not go looking for reasons to reduce your premium on their own. The form only does something once somebody submits it.
Wind mitigation features and their relative weight
| Feature | Best documented condition | Relative impact on wind premium |
|---|---|---|
| Roof-to-wall connection | Double wrap verified at required locations | High |
| Opening protection | All openings impact-rated, including doors and skylights | High |
| Roof deck attachment | 8d nails at tight spacing, verified in attic | Moderate to high |
| Roof covering compliance | Meets current code with permit documentation | Moderate |
| Roof geometry | Hip, with non-hip features under the allowed fraction | Moderate |
| Secondary water resistance | Sealed deck layer verified | Moderate |
| No documentation on file | Nothing submitted to the carrier | No credit applied |
Figures are typical Northeast Florida ranges for planning purposes, not quotes. Square footage, the age of the home and access to the attic, crawl space and roof all move the real number. Call 904-806-7679 for a firm price on your address.

Related questions
How much will I actually save?
We will not give you a number, and you should be wary of anyone who does. The credits are set by each carrier's filed rates and depend on your home's specific features, location, and coverage. What we can tell you is exactly which features your home documents, which is the part that determines the outcome.
Is the discount applied automatically?
No. You or your agent has to submit the completed OIR-B1-1802 form to the carrier and ask for the policy to be re-rated. Nothing happens from the inspection alone. Send it to your agent as soon as you receive it.
Can credits be applied retroactively?
Some carriers will apply credits back to the start of the current policy term, others apply them going forward from the date the form is received. Ask your agent about their specific practice when you submit the form.
What if my home has no qualifying features?
Then the form documents that honestly, and you have a clear map of what upgrading would change. Older homes with toe-nailed connections and no opening protection are common in the historic parts of St. Augustine and older Jacksonville neighborhoods. Knowing where you stand is the first step to changing it.
Does a new roof automatically improve my form?
Usually, but not always, and the details decide it. A replacement under current code typically improves deck attachment and updates covering compliance, and it may add secondary water resistance if the roofer used a sealed deck system. Ask your roofer to document what was installed and get a fresh form afterward.
