What Does a Home Inspector Look for in a St. Augustine Home?

A St. Augustine home inspection follows the water first: moisture intrusion, roof wear, drainage, HVAC performance, electrical safety and structural movement. Here is how we work through a house.

The short answer

A home inspector in St. Augustine looks at the same systems as anywhere else in the country, but weights them differently because the climate does. We evaluate the roof, the exterior envelope, structure and foundation, drainage and grading, plumbing, electrical, HVAC, attic and insulation, and the interior. In Northeast Florida the findings that change a deal are almost always moisture related, roof related, or both.

The order we work in reflects that. We follow the water. Where does rain land, where does it go, what does it touch on the way, and what has it already done. Humidity, heavy summer rainfall, sandy soil that drains fast in some spots and not at all in others, and coastal wind exposure combine to produce a specific set of failures that we see week after week in St. Augustine housing.

The output is a written report with photographs, organised so you can act on it: what is safety related, what is failing now, what is near the end of its service life, and what is simply worth knowing. How a St. Augustine home inspection actually runs

We start outside and work around the building before going in. That means the roof surface where it is safe to walk and by other means where it is not, then flashings, gutters, fascia, soffit and the wall cladding. Then grade, drainage paths, the slab edge or crawl space perimeter, exterior electrical, the condenser, hose bibs and any exterior structures attached to the house.

Inside, we operate what is designed to be operated. Every accessible receptacle sample, switches, the panel with the dead front removed, plumbing fixtures run under load, water heater, the HVAC in the mode the season allows, appliances that are staying with the house, doors and windows, and the attic and crawl space where access exists and entry is safe.

Moisture intrusion comes first in Northeast Florida

Moisture is the defining local problem. Between summer afternoon storms, tropical systems, and average humidity that keeps materials from drying quickly, water that enters a St. Augustine home has time to do damage before anyone notices. We look for both the entry point and the evidence.

Around windows and doors we check sealant condition, flashing where it is visible, and the interior finish at sills and corners. In bathrooms we look at tub and shower surrounds, at grout and caulk joints, and at the floor at the base of toilets. Under sinks and behind the water heater we look for staining, mineral deposits and swollen cabinet bases. In the attic we look at the underside of the sheathing, at the area around every roof penetration, and at insulation that is compressed, discoloured or displaced.

We also read the house as a system. Interior humidity that stays high, condensation on supply registers, musty odour in a closet on an exterior wall, and cupped flooring in one room all point somewhere. Where we find suspected microbial growth we describe what we see, note the moisture source we can identify, and recommend evaluation by a licensed mold assessor. We do not perform mold sampling, and we are happy to help connect you with someone who does.

Roof wear, coastal weather and wind

Roofs age faster here than the marketing lifespan on the shingle wrapper suggests. Ultraviolet load, heat, driving rain and salt-influenced air all shorten service life, and closer to the water that acceleration is significant. Roof condition also drives insurability more directly than any other component of a St. Augustine home, which makes it the finding buyers most need early.

On asphalt shingles we look for granule loss and exposed mat, cupping and edge curl, blistering, missing or lifted tabs, exposed or backed-out fasteners, and repairs made in mismatched material. On tile we look for cracked and slipped pieces, failed mortar at hips and ridges, and underlayment deterioration visible at the eave. On metal we look at fastener gaskets, panel laps, and corrosion, which shows up early on the ocean side.

Flashing is where leaks usually begin rather than in the field of the roof. Roof-to-wall junctions, plumbing vent boots, skylight curbs, valleys and chimney counter-flashing get individual attention. Vent boot rubber cracks in Florida sun on a predictable schedule and is one of the most common active leak sources we document in St. Augustine and St. Augustine Beach homes.

Drainage, grading and where the water goes

St. Augustine sits low, and the difference between a dry house and a wet one is often a matter of inches of grade. We look at whether the ground falls away from the foundation for the first several feet, whether soil or mulch has been built up against the wall over the years, and whether an added patio or driveway has created a dam that sends water back toward the slab.

Gutters and downspouts matter more than people credit. A downspout discharging at the corner of the foundation puts hundreds of gallons into the same square yard of soil during a single storm. We note discharge points, whether extensions exist, whether the gutters are pitched and clear, and whether the fascia behind them has stayed sound.

On properties with a crawl space we look at standing water, at vapour barrier condition and coverage, at vent blockage, and at whether the soil under the house is consistently damp. On slab homes we look at the visible slab edge, at efflorescence on interior walls near floor level, and at flooring that has reacted to moisture from below.

HVAC performance in a humid climate

In Florida the air conditioner is not a comfort appliance, it is a moisture management system, and we evaluate it that way. We run the equipment in the mode conditions allow, measure the temperature differential across the coil, and look at whether the system is actually pulling humidity out of the house rather than just cooling air.

We inspect the condenser for coil condition, fin damage, corrosion and clearance, the disconnect and wiring at the unit, the line set insulation, and the pad and level. Inside, we look at the air handler cabinet, filter condition and sizing, evidence of past leaks in the drain pan, whether the secondary pan and float switch are present where required, and whether the condensate line is properly trapped and terminating somewhere sensible.

Duct condition in attics is a recurring Northeast Florida finding. Crushed flex duct, disconnected runs, torn insulation and poorly sealed plenum connections all cost you capacity and dump conditioned air into an unconditioned attic, which is both expensive and a condensation risk. We photograph what we can reach and report what we cannot.

Electrical safety and the panel

We open the panel. That is where the most consequential electrical findings live, and it is the part of the inspection that most often produces a safety item. We look at the service size and condition, the brand and any known concerns with it, double-tapped breakers, breaker sizing against conductor gauge, evidence of overheating, missing knockouts, and the integrity of the grounding and bonding.

In the living space we sample receptacles for correct polarity and grounding, verify GFCI protection at kitchens, bathrooms, garage, exterior and any location near water, and check arc-fault protection where it is present. Ungrounded two-prong outlets and three-prong replacements installed on ungrounded wiring are both common in older St. Augustine houses and both get reported.

Salt-influenced air is hard on exterior electrical. Meter enclosures, service masts, disconnects and exterior receptacle covers corrode faster in the beach areas and on Anastasia Island than they do inland, and a rusted-through enclosure is a real safety finding rather than a cosmetic one.

Wood-destroying organisms and foundation movement

Northeast Florida has active termite pressure, and buyers ask about it constantly. Here is the boundary: a wood-destroying organism inspection in Florida is performed under a separate licence issued by the Department of Agriculture and Consumer Services, and High Tide does not hold that licence and does not perform WDO inspections. What we do is document visible evidence and conducive conditions and tell you plainly when you need the specialist.

Visible evidence means damaged or hollow-sounding wood, mud tubes, frass, and previously treated areas. Conducive conditions means wood-to-soil contact, form boards left in place, siding or stucco carried down to grade, firewood stacked against the wall, dense vegetation on the foundation, and chronically damp crawl space soil. We report all of it and recommend a licensed WDO inspector. We are happy to help connect you with one.

On structure and foundation we look for movement rather than cosmetic cracking. Diagonal cracking that steps through block courses, cracks that appear at the same location inside and out, displacement between the two sides of a crack, out-of-square door and window openings, and floors that slope consistently in one direction. Where the pattern suggests active movement we recommend evaluation by a licensed structural engineer, because engineering analysis is outside the scope of a home inspection and we will not guess at it.

What does a home inspector look for in a St. Augustine home?

The roof and its flashings, the exterior envelope, structure and foundation, grading and drainage, plumbing, electrical, HVAC, attic and insulation, and the interior. How long does a home inspection take in St. Augustine?

An average single-family home typically takes a few hours on site, with the written report delivered afterward. Larger homes, older homes in and around the historic district, and properties with crawl spaces take longer, because access is harder and there is more to document. We would rather spend the extra time than write a report that says a system could not be evaluated. You are welcome to attend, and walking the last portion with us is worth doing.

Do you inspect for termites during a home inspection?

Should I attend my home inspection?

Yes, if your schedule allows. You do not need to follow us for the whole visit. Arriving for the last portion is usually best, because by then we know what matters in your house and can show it to you in person. Seeing a soft fascia board, a corroded disconnect or a crushed duct run makes the written finding concrete, and you will read the report far more effectively afterward.

Can you also do a wind mitigation and a 4-point inspection at the same visit?

Yes, and doing them together is faster and less expensive than separate trips. The wind mitigation inspection documents construction features on the state OIR-B1-1802 form that insurers use to apply windstorm credits. Whether a 4-point inspection is required varies by carrier, so confirm with your insurance agent, realtor or lender, and we can include it with your inspection if it is needed.
