Jacksonville Home Inspection Checklist for Buyers

Jacksonville spans a century of construction. Here is what to look for by era — Riverside bungalows, mid-century Southside, 1980s Mandarin, and Northside new build.

Know the era before you book

Jacksonville has the widest range of housing stock in Northeast Florida, and the useful checklist is organised by construction era rather than by neighbourhood. A 1925 Riverside bungalow, a 1962 Southside ranch, a 1988 Mandarin two-storey and a 2021 Northside slab house share a city and almost nothing else.

When you go under contract, look up the year built and the permit history on the Duval County property appraiser and building department records. Ten minutes there tells you what to expect and what to ask us to prioritise. It also surfaces the re-roof and re-pipe permits that change the whole conversation.

Everything below is what we actually look at. It is not a substitute for an inspection, but it will make you a much better read of the report you get.

Pre-1950: Riverside, Avondale, Springfield, Murray Hill

Structure first. These are largely wood frame on pier-and-beam foundations with crawl spaces. We want under the house: sill and girder condition, floor joist deflection, evidence of prior wood-destroying organism damage, pier settlement, and moisture at the soil surface. Standing water or bare damp earth under a floor system is a decay engine and it is fixable with grading, drainage and a vapour barrier.

Electrical next. Original services were small. Knob-and-tube remnants exist. Partial rewiring is extremely common, which means a house can have a modern panel feeding original conductors behind the plaster. We check panel brand and condition, look for aluminium branch wiring in later-updated sections, and test GFCI protection everywhere it should be.

Plumbing: galvanised supply piping is the era's signature failure. It corrodes internally, restricting flow, and it fails at threaded joints. Cast iron drain lines under these houses are commonly at or past the end of their service life. Run water at multiple fixtures at once and watch pressure. Then look at the drain lines under the house directly, because scaling and section loss are visible if you get down there.

Roof and envelope: original wood windows, single-glazed, often painted shut. Roof geometry is complicated with dormers and valleys, which means more flashing and more failure points. Look hard at chimney flashing and at any point where a porch roof ties into the main structure.

1950s to 1970s: Southside, Arlington, Lakewood, Ortega Hills

This is the era where the electrical panel question dominates. Federal Pacific Stab-Lok, Zinsco and Challenger panels are all present in Jacksonville stock from this period, and the insurance market has effectively rejected all three. If the house has one, the panel is going to be replaced. Find out before you write your repair request.

Aluminium branch circuit wiring shows up in construction from roughly the mid-1960s into the mid-1970s. It expands and contracts at terminations and can overheat. It is remediable with approved connectors at every device, but that is a real electrician job across a whole house and it needs pricing.

Cast iron drain lines again, and here they are frequently under slab rather than in a crawl space. That matters because access is destructive and repairs are expensive. Symptoms include recurring slow drains, gurgling, and hairline floor cracking following a drain run. If the seller has had repeated drain calls, ask for the invoices and consider a camera scope through a licensed plumber.

Also from this era: original single-pane aluminium windows, undersized or absent attic insulation, and roofs on their third or fourth covering. Multiple layers of shingle over an old deck is a finding, not a detail.

1980s to 2000s: Mandarin, Julington Creek, Baymeadows, Intracoastal West

Slab-on-grade with engineered truss roofs is the dominant type. Structurally these are generally sound and the findings shift toward systems and envelope. First: polybutylene supply plumbing, which was installed widely in Florida homes built between roughly 1978 and 1995. Grey flexible plastic pipe with crimped bands. Most insurers decline it. Check at the water heater and under sinks, and confirm whether a documented re-pipe was done.

Second: everything mechanical is now at replacement age. Original HVAC from the 1990s is gone or should be, and the systems installed to replace them in the 2000s are themselves aging. Water heaters past 12 to 15 years, air handlers with rusted cabinets, condensate lines with no float switch. These are not glamorous findings but they are the ones that actually cost buyers money in the first two years.

Third: stucco and EIFS detailing on the two-storey stock. We look at the stucco termination at grade, at window and door head flashing, at kick-out flashing where a roof meets a wall, and for cracking patterns that indicate movement rather than shrinkage. Moisture behind stucco on wood framing is the expensive version of this problem.

Fourth, for houses built roughly 2001 to 2009: keep Chinese drywall in mind. It is rare, but the signature is distinctive — a sulfur or rotten-egg odour, blackened copper at air handler coils and at exposed wiring, and repeated electronics failures. We check the coil and any accessible copper as a matter of course in that build window.

2010 onward: Northside, Bartram Park, Oakleaf, new infill

New does not mean flawless. Volume construction moves fast and the defects we find in new Jacksonville houses are consistent: incomplete or compressed attic insulation, flexible duct kinked or disconnected above the ceiling, missing or improperly lapped flashing at roof-to-wall junctions, grading that slopes toward the foundation, and bathroom exhaust fans terminating into the attic rather than through the roof.

Get the builder's warranty in writing and read the term. Most workmanship warranties run one year from closing. That single fact is why an inspection at around month eleven is worth its cost — you get a documented punch list while the builder is still obligated to address it.

If you are buying new, inspect at the pre-drywall stage too if the builder allows it. Once the drywall is up, framing, strapping, plumbing rough-in and duct routing are all invisible. Pre-drywall is the only chance to see how the house is actually built.

The Jacksonville-specific items we always check

Drainage and grading. Much of Duval County is flat with high water tables and clay-influenced soils in places. Water that has nowhere to go ends up against the foundation or under the slab. We look at downspout discharge, at soil slope within the first ten feet of the wall, at driveway and patio pitch, and at any evidence of standing water in the yard.

Tree proximity. Mature live oaks and water oaks are a Jacksonville feature and a roof hazard. Overhanging limbs abrade shingles, drop debris into valleys, and become projectiles in a storm. Root systems lift driveways and can affect shallow foundations.

Insurance readiness. Whatever the era, ask your agent early what the carrier will require. Requirements vary by carrier, so confirm whether a 4-point is needed — we can include it with your inspection. On everything, get a wind mitigation inspection — Jacksonville homes built to the 2001 code and later often score well, and the credit follows the report, not the house.

How long does a home inspection take in Jacksonville?

For a typical single-family home, roughly two and a half to four hours on site depending on size, age and access. Older homes with crawl spaces and multiple additions take longer. The written report with photographs follows, usually within 24 hours.

What is the most common serious finding in Jacksonville homes?

It depends entirely on era. In mid-century stock it is obsolete electrical panels and aluminium branch wiring. In 1980s and 1990s stock it is polybutylene plumbing and end-of-life mechanical systems. In pre-war stock it is crawl space moisture and structural decay. In new construction it is insulation, duct work and flashing.

Should I inspect a new construction home in Jacksonville?

Yes. Volume builders produce consistent, predictable defects, and a municipal code inspection is a code compliance check rather than a quality review. Inspect at pre-drywall if you can, at final walkthrough, and again at around month eleven while the workmanship warranty is still active.

Do I need a wind mitigation inspection if my Jacksonville home is newer?

Especially if it is newer. Homes built to the 2001 Florida Building Code and later commonly document favourably across several categories on the state form, and those credits are applied to the windstorm portion of the premium. The credits are not automatic — they follow a completed inspection report submitted to your carrier.

Can you inspect the drain lines under a slab?

Not visually, and no home inspector can. A general inspection evaluates accessible components. If drain history suggests a problem — recurring backups, gurgling, floor cracking along a drain run — the right step is a camera scope by a licensed plumber, which is a separate service.
