The short answer: the twelve items, in order
Before you buy a historic home in St. Augustine, inspect these twelve things first: the wall construction and any coating applied over coquina or historic masonry; the electrical service and branch wiring; the supply plumbing material; the drain and waste piping; the crawl space; the foundation and any settlement pattern; exterior wood rot; porches, decks and steps; attic ventilation and the roof structure; the roof covering and its flashings; the quality and permit history of prior repairs and additions; and the flood zone and insurance picture.
Those twelve cover essentially every finding that changes the price of a pre-1940 St. Augustine house. The historic district and the older streets around it were built with materials and methods that behave differently from anything constructed after the war, and a buyer who understands that going in negotiates from a much stronger position than one who is surprised at the report.
None of this is an argument against buying an old house. Historic St. Augustine homes have survived a very long time in a punishing climate, which says something. It is an argument for going in with facts, giving the inspection more time than a tract home would need, and pricing what you find rather than discovering it later.
Coquina, masonry and the walls of the oldest houses
Coquina and lime-based masonry are characteristic of the oldest St. Augustine housing stock, and they were built to breathe. These walls absorb moisture and release it outward, and the historic finishes over them were chosen to allow that. Understanding this single fact explains most of the wall problems we find in the historic core.
The damage almost always comes from a well-intentioned modern repair. An impermeable elastomeric coating, a cement-rich stucco patch over historic lime work, or a modern sealer traps moisture inside the wall, and the material behind the repair deteriorates while the surface looks fine. We look at the base of walls, at interior finishes near floor level, at paint that is blistering off in sheets, and at any patch that is visibly a different material from what surrounds it.
Wiring: knob-and-tube remnants, cloth insulation and ungrounded circuits
Almost every historic St. Augustine home has been rewired at least once, and almost none have been rewired completely. What that produces is a hybrid: modern cable in the areas that were renovated, older cloth-insulated conductors in the walls nobody opened, and sometimes abandoned knob-and-tube conductors still stapled to the framing in the attic.
Abandoned knob-and-tube is harmless. Energised knob-and-tube is not, and it is a problem for your insurance as much as for your safety. We trace what is visible and accessible, we report what we find, and we recommend an electrician evaluate what is concealed. Cloth-insulated conductors matter because the insulation embrittles with age and heat and crumbles when disturbed, so the wiring can be fine until someone changes a light fixture.
The other recurring findings are original small services, fuse panels still in use, and ungrounded two-prong receptacles throughout the house. A three-prong receptacle installed on ungrounded wiring is worse than the two-prong it replaced because it advertises protection that does not exist, and we test for it specifically. Confirm with your insurance agent what your carrier will accept before your inspection period ends.
Galvanized supply piping and the plumbing behind the walls
Galvanized steel supply piping is the plumbing finding that most often reshapes the numbers on a historic purchase. It corrodes from the inside out, so the exterior can look serviceable while the internal diameter has closed down to a fraction of its original bore. The symptoms are low flow at upper fixtures, flow that drops sharply when a second fixture is opened, and rusty water after the house has sat unused.
Drain, waste and vent piping deserves separate attention. Original cast iron drain lines in a house of this age are frequently at the end of their life, with scale build-up, corroded bottoms and joints that have shifted. Where the drains are accessible in a crawl space we look for staining, moisture and sagging runs. Where they are buried under a slab or a floor we recommend a plumber run a camera before you close, because that is the finding you least want to discover after moving in.
Crawl spaces, foundations and settlement
Historic St. Augustine houses commonly sit on pier foundations over a crawl space, and the crawl space is where the structural truth lives. We get under the house wherever access exists and entry is safe. Tight, damp, irregular crawl spaces are normal here, and we would rather spend the extra time under there than write a report saying the area was not evaluated.
What we look at: sill plate and band joist condition, floor joist and girder condition, pier condition and whether piers have been shimmed with stacked block or scrap wood, standing water and chronic soil dampness, vapour barrier coverage, vent blockage, and any previous repair that has been sistered, jacked or replaced. Deflection in the floor above almost always has a visible cause below.
On foundations we distinguish a century of settlement that has stabilised from movement that is still happening. Old houses are not level and that alone is not a defect. What matters is a crack with displacement between its two sides, a crack that appears at the same place inside and out, doors and windows racked out of square in one area of the house, and fresh separation at a repair that was clearly done recently. Where the pattern suggests active movement, we recommend a licensed structural engineer.
Wood rot, porches, decks and exterior trim
Wood rot is the most consistently underestimated item on a historic St. Augustine purchase, because it is spread across dozens of small locations rather than concentrated in one dramatic failure. Sill ends, band joists, column bases, porch decking and framing, stair stringers, window sills and casings, fascia, rake boards and soffit. Individually each is minor. Together they are a project.
Porches, decks and steps also get a safety review. Guard and handrail presence and height, baluster spacing, ledger attachment where a deck is attached to the house, stair rise consistency, and whether the framing has been fastened with hardware appropriate for exterior exposure. On a coastal site, corroded fasteners in otherwise sound wood are a common and easily missed finding.
Attic ventilation, roof structure and the roof covering
Attics in older St. Augustine homes are often unfloored, irregular, low and hot, and they hide the conditions that explain interior problems. We look at the underside of the sheathing for staining and delamination, at rafters and any added or altered framing, at ridge and hip connections, and at previous structural repairs.
Ventilation is a specific concern here. Many historic attics were never ventilated to any modern standard, and later work has often blocked what little intake existed. Insufficient intake at the soffit, blocked or painted-shut gable vents, and bath fans discharging into the attic instead of outdoors all produce the same result: high attic humidity, condensation on framing and sheathing, and premature deterioration that gets blamed on the roof.
On the covering itself we look at the material, its apparent age and condition, and every flashing and penetration. Complex older roofs have far more junctions than a simple gable, and each one is a potential leak. Where the covering is near the end of its life, that matters for insurance as well as for water, so get the roof age and permit history from the seller during your inspection period.
Prior repairs, wood-destroying organisms, flood zone and insurance
A century of prior repairs is the defining feature of historic housing stock, and the quality varies enormously. Some of it is excellent restoration work. Some of it is a porch enclosed over a weekend with no footing, no flashing at the roof tie-in, and a floor system resting on stacked block. We spend a disproportionate share of the inspection at the junctions where old work meets new. Pull permit history with the county before your inspection period ends so you are negotiating with facts rather than impressions.
On wood-destroying organisms, the boundary is firm. A WDO inspection in Florida is performed under a separate licence issued by the Department of Agriculture and Consumer Services and High Tide does not perform them. We document visible evidence such as damaged wood, mud tubes and frass, and conducive conditions such as wood-to-soil contact, siding carried to grade, and chronically damp crawl space soil, and we recommend a licensed WDO inspector. Finally, flood zone and insurance. Much of low-lying St. Augustine sits in a mapped flood zone, and flood coverage is a separate policy from homeowners insurance. Ask for the flood zone determination, ask whether an elevation certificate exists, and ask the seller in writing about prior flooding and paid claims. Then start the insurance conversation the day you go under contract.
