The short answer
Florida humidity damages homes by keeping materials wet long enough for biological growth and decay to take hold, and by condensing water onto cool surfaces in places nobody looks. The nine conditions we find most often in Northeast Florida are mold-like growth on interior and attic surfaces, wood rot at trim and framing, condensation on windows and duct work, inadequate bathroom ventilation, clogged air conditioning condensate lines, elevated attic moisture, high crawl space humidity, swollen or delaminating trim and cabinetry, and slow hidden leaks that would dry out in a drier climate but do not dry out here.
The common thread is dwell time. A leak or a moisture source in Arizona has a chance of drying before it does damage. Here, ambient humidity sits high for months, dew points stay elevated overnight, and the same amount of water stays put and keeps working. That is why Florida homes fail from moisture in ways that surprise people who have owned homes elsewhere.
One important boundary before we go further. We are home inspectors, and what follows describes visible conditions and practical maintenance. It is not a substitute for professional testing. Mold assessment and indoor air quality testing are a separate discipline in Florida with their own licensing, and we do not perform them. Where we find mold-like growth or moisture damage, we photograph and describe what is visible and refer you to an indoor air quality professional.
Mold-like growth and wood rot: the two decay problems
Mold-like growth is the finding homeowners react to most strongly and understand least well. We use that phrase deliberately. A home inspector can see discoloration and staining consistent with biological growth on drywall, framing, duct insulation, the interior of an air handler cabinet, or the underside of a roof deck. What an inspector cannot do is identify a species, quantify airborne spores, or tell you whether the air in your home is safe to breathe. Those questions require sampling and laboratory analysis by an indoor air quality professional, and we will tell you when we think you need one rather than guessing.
What we can do is find the water. Growth is a symptom, and the useful work is tracing the source: a supply leak behind a wall, a roof penetration, a window that was never flashed correctly, a bathroom with no working exhaust fan, or a duct sweating above a ceiling.
Wood rot is the slower, more structural cousin. In Northeast Florida we find it most reliably at exterior trim and fascia where paint has failed, at window and door sills, at deck ledgers and stair stringers, at porch columns sitting on concrete, and in crawl spaces at joists and sill plates near grade. Probe soft-looking wood with a screwdriver. If it gives, the repair is carpentry rather than paint, and rot never stops on its own while the moisture source is still there.
Condensation, bathrooms and the air you are not moving
Bathroom ventilation is where we find the most straightforward failures. The three problems, in order of how often we see them: no exhaust fan at all in a bathroom with a shower, a fan that exhausts into the attic instead of to the exterior, and a fan so undersized or so clogged that it moves almost nothing. Hold a square of tissue against the grille while it runs; if it does not hold, the fan is not doing its job.
The fix is unglamorous and effective. Run the fan during every shower and for a solid stretch afterward, or install a timer or humidity-sensing switch so it happens without anyone remembering. Verify the duct actually terminates outside through a roof or wall cap, not in the attic and not into a soffit that just recirculates it back in. Clean the grille and housing periodically. A bathroom that dries out in twenty minutes does not grow anything.
Condensate lines, air handlers and the water your AC makes
An air conditioning system in a Florida summer pulls a genuinely large volume of water out of the air every day, and all of it has to go somewhere. The condensate drain line is the somewhere. When it clogs with biological slime, which it eventually does, the pan overflows and the water goes into whatever is below the air handler: a closet floor, a ceiling, or the top plate of a wall.
This is one of the most common and most preventable sources of interior water damage we find, and it accounts for a lot of expensive claims. The maintenance is simple. Locate the cleanout access on the primary drain line, clear it periodically, and keep the secondary pan and its drain unobstructed. Confirm your system has a functioning float switch that shuts the unit down when water backs up. If your only warning of a blocked drain is a ceiling stain, you do not have adequate protection.
While you are at the air handler, look inside the cabinet. Rust in the pan, discoloration on the coil or blower housing, wet duct insulation at the plenum, and a filter so loaded that air is bypassing it are all humidity related and all common. A restricted filter reduces airflow, drops coil temperature, and makes the system worse at dehumidifying, which is half the reason you own it here.
Attics and crawl spaces: the two spaces nobody visits
Attic moisture in Northeast Florida shows up as rusted nail points protruding through the roof deck, dark staining on the underside of sheathing, damp or matted insulation, and mold-like growth along rafters near the eaves. The causes are usually ventilation and intrusion working together: soffit intake blocked by blown insulation, ridge exhaust that is undersized or installed over an uncut slot, bath fans and dryer vents dumping into the space, and small leaks that never fully dry. Baffles at the eaves keep insulation off the intake vents, and bath and dryer exhaust belongs outside.
Crawl spaces are the other neglected space, common in older St. Augustine and Putnam County housing stock. High humidity under a floor produces exactly what you would expect: mold-like growth on joists and subfloor, fungal decay at sill plates and beam ends, rusting duct straps and equipment, and eventually soft spots in the floor above. Look for standing water, a missing or shredded vapor retarder over the soil, grade sloping toward the crawl access, downspouts discharging beside the foundation, and plumbing leaks nobody has heard because they are under the house.
Swollen trim, sticking doors and the hidden leak
Hidden leaks are the last of the nine and the most expensive when missed. A slow supply leak behind a wall, a failed shower pan, a toilet flange leaking under the tile, a water heater weeping at a fitting, or a slab leak can all run for a long time in a Florida house without ever drying out. The signs are subtle: a musty smell in one room, a warm spot on the floor, a section of baseboard darker than the rest, a water bill that crept upward, tile grout that stays discolored.
As a practical habit, run a moisture walk twice a year, at the start and end of summer. Check under every sink, behind the toilets, the ceiling below upstairs bathrooms, the air handler and water heater, and step outside to see where roof water lands. Ten minutes of looking finds most of this while it is still small.
Practical humidity control for a Northeast Florida home
Aim to keep indoor relative humidity in a reasonable band, generally somewhere in the range often cited as forty to sixty percent, and buy an inexpensive hygrometer or two so you are working from readings rather than impressions. If your house sits consistently high even while the air conditioning runs, the usual culprits are an oversized system that cools fast and short cycles without removing moisture, leaky return ducts pulling humid attic air, unsealed penetrations at the ceiling plane, or simply too much interior moisture generation with too little ventilation.
The maintenance list worth keeping, in prose because it is short: service the air conditioning system on a regular schedule and clear the condensate line, change filters, run and verify bathroom and kitchen exhaust, keep gutters clear and extend downspouts away from the foundation, maintain positive grade sloping away from the slab, keep exterior paint and caulk intact at trim and penetrations, keep mulch and soil below the siding line, and look in the attic and under the house at least once a year with a flashlight.
When you do find something, size the response to the finding. Wipe-down of a small area of surface growth after fixing the source is different from a wall cavity that has been wet for months. If the affected area is significant, if it recurs after cleaning, if anyone in the home is reporting symptoms, or if you simply want to know what you are dealing with, that is the point to bring in an indoor air quality professional for assessment and testing.
