Why a coastal home inspection is not the same inspection
A coastal home inspection in St. Augustine Beach covers everything a standard inspection covers, then goes further on the systems that the ocean environment attacks: exterior metals and mechanical equipment, roof metal and flashing, exterior wood, windows and doors, moisture intrusion paths, humidity control, drainage, and elevated structures such as decks, balconies and crawl spaces. The reason is simple. A beachfront home and an inland home built the same year by the same builder are not in the same condition, and they will not be on the same replacement schedule.
The driver is chloride. Airborne salt from breaking surf deposits on every exposed surface, breaks down the protective oxide layer on metal, and corrosion proceeds from there. Add year-round heat and high humidity and you have close to ideal conditions for accelerated deterioration. The gradient is steep — a property a few blocks from the water sees dramatically more deposition than one a couple of miles inland — which is why nameplate age is a poor guide on the coast and observed condition is the only thing worth reporting.
So when you read a coastal inspection report, read the condition assessments rather than the install dates. An eight-year-old condenser near the water can look considerably older than a twelve-year-old inland unit.
Salt-air corrosion: condensers, cabinets and fasteners
The air conditioning condenser leads every coastal list. Its coil fins are thin aluminium bonded to copper tubing, a combination that corrodes readily in a chloride environment. Fins deteriorate, heat transfer falls off, the compressor works harder, and eventually the tubing itself is compromised and refrigerant is lost. We look at fin condition, cabinet fasteners, the base pan, the refrigerant line insulation, and whether the unit is a coastal-rated model, which manufacturers offer specifically for this environment.
The air handler matters as much and gets looked at less because it lives behind a closet door. We check the cabinet interior for rust and biological growth, the condition of the evaporator coil, the condensate line and the secondary drain pan, whether there is a functioning float safety switch, and the state of duct connections and insulation. A blocked condensate line in a closet air handler produces exactly the slow interior water damage that becomes an expensive claim.
Exterior electrical is the other corrosion front. Meter enclosure, service disconnect, panel bus and breaker connections, exterior receptacle covers and their GFCI protection, and the fasteners holding all of it together. Corroded electrical enclosures admit moisture, and moisture in an energised enclosure is a safety issue rather than a cosmetic one. We open the disconnect and we look at the bus, because surface corrosion at the bus and breaker contacts is common near the water and does not show from outside a closed panel.
Roof covering, flashing and the metal that keeps water out
On the coast the roof covering often outlives the metal around it. We look at drip edge, valley metal, flashing at walls and chimneys, vent collars and boots, and on metal roofs the exposed fasteners and their gaskets. Fastener corrosion on exposed-fastener metal roofing is a leading source of coastal leaks and it looks like nothing at all from the ground. Shingle roofs get checked for granule loss, cupping and curling at edges, lifted or exposed nails, and sealant failure at penetrations. Tile roofs get checked for cracked or displaced pieces and for the condition of the underlayment where it is visible.
Wind exposure is the second half of the roof story. Coastal roofs take more uplift and more wind-driven rain than inland roofs, and the details that resist that — proper edge metal, adequate deck attachment, sound roof-to-wall connections and secondary water resistance — are exactly the features documented on a wind mitigation inspection. If the home has had roof work, ask for the permit and the contract with an install date, because documented age beats estimated age and estimated age defaults conservative.
Exterior wood rot, windows and storm damage
Exterior wood on a coastal property lives a hard life: salt, sun, wind-driven rain and humidity, all at once. We probe fascia and soffit, rake boards, window and door trim, columns and posts, stair stringers and deck framing at the points where water sits. Rot starts where end grain is exposed, where two pieces meet, and anywhere a coating has failed and nobody repainted. Paint and sealant on the ocean-facing elevation are sacrificial layers and need attention on a shorter cycle than the rest of the house.
Windows and doors get particular attention on beach properties because they take direct wind-driven rain. We check operation, locking hardware, glazing seals, weatherstripping, and the condition of sills and jambs beneath. Failed insulated glass seals show as clouding or deposit between the panes. Storm damage often shows up as glazing bead damage, racked frames that no longer latch cleanly, impact marks on the exterior face, and sliding doors that have gone out of adjustment. Where a home has impact-rated openings, we document the labels and markings, because that information belongs on the wind mitigation report.
Moisture intrusion, humidity and drainage
Moisture intrusion is the coastal defect that costs the most and announces itself the least. We look for staining at ceilings and at the tops of walls, at window and door heads, at the base of exterior walls, and around plumbing penetrations. We check under sinks and behind toilets, look at tub and shower surrounds, and examine any area where the finish surface has been recently repainted in isolation. Where interior conditions warrant it, we use moisture meters on suspect areas.
Elevated indoor humidity is its own category near the water, and it shows in ways that are easy to misread: condensation on windows and supply registers, musty odour, cupping wood flooring, doors that stick seasonally, and mold-like growth on cool surfaces and in closets on exterior walls. We report visible moisture damage and any mold-like growth we observe, along with the conditions producing it — oversized air conditioning that short-cycles without dehumidifying, unbalanced return air, unsealed crawl spaces, missing bath ventilation. We do not identify species or perform sampling; that is work for an indoor air quality professional, and we refer it out.
Drainage is the fixable part. We look at grading within the first several feet of the structure, at gutters and downspout discharge, at whether hardscape slopes toward or away from the building, and at any low area where water is clearly standing after rain. Coastal lots are often flat and sandy, and the standard assumption that water will simply percolate away does not always hold once the water table is high after a wet season. Where a property relies on a sump or a drainage system, we want to see it and see that it runs.
Decks, balconies, elevated structures and crawl spaces
Elevated coastal homes concentrate risk in their structural connections. On decks and balconies we look at the ledger attachment to the structure and its flashing, the condition of joists and beams at bearing points, post bases and whether they sit in standing water or in contact with soil, guardrail height and rigidity, baluster spacing, and the state of every fastener and connector. Corroded connectors on an elevated deck are a life-safety finding, not a maintenance note, and we write them that way.
On concrete and masonry elements — balcony edges, columns, railings, lintels — the signature to watch for is rust staining bleeding through a painted or stuccoed surface, followed by straight-line cracking, followed by concrete delaminating and falling away with corroded steel behind it. That is spalling, and it is chloride reaching embedded reinforcement. Caught at the staining stage the repair is manageable. Advanced spalling is structural repair work and belongs with an engineer and a qualified contractor, which is a referral we will make plainly.
Crawl spaces under coastal homes deserve a real look rather than a glance through the access hatch. We are looking at vapour barrier coverage, standing water and evidence of past flooding, the condition of piers and support posts, duct and insulation condition, plumbing leaks, ventilation, and any wood-to-soil contact. Wood-destroying organism inspection is a separate FDACS licence that we do not hold, so where we find conducive conditions or visible evidence of insect activity, we document it and recommend a licensed WDO inspector — and we are glad to help connect you with one.
What this means when you are buying at the beach
Adjust the numbers you carry in your head. Exterior metals, mechanical equipment, coatings and sealants all run on a shorter replacement cycle within a few blocks of the ocean. That is not a defect in a particular house; it is the cost of the location, and buyers who budget for it are far happier at year three than buyers who assumed inland service lives.
And use the whole inspection window. Order the inspection early, get the wind mitigation done at the same appointment, and take any structural, environmental or insect referrals seriously enough to schedule them before the contingency closes. In St. Augustine Beach, Ponte Vedra Beach and the Flagler and Volusia beach communities, the difference between a good coastal purchase and an expensive one is usually a question of what got looked at, not what got fixed later.
