There is no age set by Florida law, and no single age used across the industry either. Whether a 4-point is needed is an underwriting decision that varies by carrier and by program, and carriers ask on newer homes as well as older ones. Whether a 4-point is needed is an underwriting decision, not a legal one, which is why you get different answers from different sources. Carriers writing in Florida set requirements that reflect their own appetite and loss experience, and those requirements differ from company to company and from program to program. Some also apply different requirements by county or by roof type. The only reliable answer is the one your agent gives you for the specific carrier you are applying to.
The underlying logic is straightforward once you look at what fails. Water heaters are typically at end of life somewhere past ten to twelve years. HVAC systems in Florida, running most of the year, commonly reach the end of their service life between twelve and eighteen years, and faster near the coast where salt air corrodes the condenser. Shingle roofs run roughly fifteen to twenty-five years depending on type and installation quality. By the time a house has some age on it, at least one of those systems has usually been replaced and another may be due, and the carrier wants to know which.
The requirement can also be waived or effectively reset. Several carriers will skip the 4-point requirement, or accept an abbreviated version, if the roof, electrical, plumbing, and HVAC have all been updated within a recent window and there is documentation to prove it. A 1978 home that was fully renovated in 2019 with permits is a genuinely different risk than a 1978 home with original systems, and carriers with sophisticated underwriting recognize that. Keep your permits and contractor invoices; they are worth money at renewal.
For buyers the practical rule is simple: assume a 4-point may be needed and budget for it. Ask your insurance agent early, at the same time you book your home inspection, what their carrier requires, and we can add it to the same visit. Do not wait for the underwriter to ask, because by then you are usually inside the last week before closing with no leverage and no time. This one question, asked on day two of your inspection period, prevents most of the insurance emergencies we see.
In Northeast Florida the amount of housing stock in scope is enormous. Nearly everything in Palatka, Green Cove Springs, and the older parts of Jacksonville carries systems old enough that a carrier will want documentation. The 1980s and 1990s suburban stock in Orange Park, Middleburg, and Port Orange is squarely in the zone where polybutylene and first-generation systems show up. And even in the newer developments in Nocatee and the Northside, plenty of carriers ask anyway.

Possibly. It depends on the carrier rather than on any fixed age. Ask your insurance agent, your realtor or your lender for the specific requirement on the program you are applying to before you order anything, and order it during your inspection period if the answer is yes. Does the age count from the year built or the roof age?
Carriers typically start from the year the home was built, but roof age is evaluated separately and can prompt a review at any home age. A twelve-year-old house with a hail-damaged roof can draw carrier attention on roof condition alone.
Can updated systems get the requirement waived?
With some carriers, yes, when the roof, electrical, plumbing, and HVAC have all been updated within a recent window and you can document it with permits and invoices. Keep that paperwork. It is one of the few things that genuinely helps at renewal.
Do condos need 4-point inspections?
Sometimes, for the HO-6 unit owner policy, though the scope is narrower because the association typically insures the roof and exterior. Requirements vary considerably by carrier and by what the association's master policy covers. Ask your agent what applies to your building.
What if I already have insurance and my carrier asks for one?
Carriers do review existing policies, particularly at renewal or after a rate filing change. If yours asks for a 4-point on a home you already own, order it early, because if something comes back adverse you want time to correct it before the renewal date rather than after.
