How much does a home inspection cost in Florida?

A full home inspection in Florida typically runs $300 to $675, with most single-family homes in Northeast Florida landing in the middle of that range. Square footage, age, foundation type, and whether you bundle a wind mitigation or 4-point inspection are the factors that move the number.

Size is the biggest single driver. A 1,400 square foot slab home takes a different amount of time on site than a 3,600 square foot two-story with a crawl space, a detached garage, and an addition that was clearly done in three phases. Most inspectors, ourselves included, price in bands rather than by the square foot, because the relationship is not linear. The jump from 1,800 to 2,400 square feet costs less time than the jump from 3,000 to 4,000, where you start adding second HVAC systems, second water heaters, and roof planes that take real effort to evaluate properly.

Age matters almost as much. An older home has more systems that have already been replaced, modified, or worked around, and every one of those transitions is a place to look carefully. Pre-1980 homes in Palatka, Green Cove Springs, and the older parts of Jacksonville routinely carry three generations of electrical work in one panel. That takes longer to document than a five-year-old house in Nocatee where everything is original and permitted. Homes with additions, converted garages, or enclosed porches also add time, because those are where the drainage and framing problems concentrate.

Bundling is where buyers save real money. Requirements vary by carrier, so confirm with your insurance agent, your realtor or your lender whether a 4-point inspection and a wind mitigation inspection are needed for your binder. When they are, ordering all three at once means one trip, one setup, one attic entry, and one roof evaluation, and the combined price is meaningfully lower than three separate visits. It also means your insurance documents arrive on the same timeline as your inspection report, which matters when your financing contingency is running.

Be careful with the low end of the market. An inspection priced well under $300 on a normal-sized house usually means one of a few things: the inspector is new and building volume, the inspection is being done fast, or the scope has been quietly trimmed. The report is the product, and a thin report costs you far more than the difference in fee when a repair request gets denied for lack of documentation. Ask what a sample report looks like before you book on price alone.

The fee is not the number that matters most in the transaction. A wind mitigation report that documents a hip roof, a secondary water barrier, and double wraps at the truss connections affects your windstorm premium every year you own the house. A 4-point that finds polybutylene before closing changes your negotiating position by an order of magnitude more than the inspection cost. Is the inspection fee negotiable?

The price we give you is the price you pay, and we set it based on the home rather than on the transaction. What we will do is bundle. If you need wind mitigation and a 4-point along with the home inspection, ordering them together costs less than ordering them separately because it is one trip and one setup.

When do I pay?

At or before the inspection, before the report is released. That is standard across the industry and it keeps the report independent of how the negotiation goes afterward.

Does a larger house always cost more?

Almost always, but not proportionally. Pricing steps up in bands because a bigger house adds systems, not just floor area. A second HVAC unit, a second water heater, and additional roof planes are what actually add inspection time.

Do you charge more for older homes?

Sometimes, for homes well past forty years old, because there is genuinely more to document. Older homes carry layered electrical work, mixed plumbing materials, and multiple roof generations. We tell you up front if age moves the price rather than adding it afterward.

Is the inspection fee tax deductible?

For a primary residence purchase, generally no. For an investment or rental property it may be treated as an acquisition or operating cost. That is a question for your accountant, not your inspector.
